Consents
What is a Consent?
Consent is generally the separation of a piece of land to form a new lot or new parcel of land. Consents are also required to register agreements or easements on land for 21 years or more.
When to Apply
When the division of land or the registration of an agreement on land is proposed for 21 years or more.
The Process
Consents are heard by the Committee of Adjustment. The Committee is made up of individuals from the community who are appointed by Town Council. This group meets monthly to consider Consent applications. Each application is evaluated against various criteria including:
General intent and purpose of the Official Plan; General intent and purpose of Zoning By-Law; Availability of the land for the purpose if it is to be subdivided; The dimensions and shapes of the proposed lots; Adequacy of utilities and municipal services; Adequacy of school sites; Efficient use and conservation of energy; Construction of natural resources and flood control; Conformity/relationship to adjacent lands.
Timeline: 2 - 3 months
