Scope of Application
The Town is proposing amendments to Comprehensive Zoning By-law 2010-001-ZO that will provide permissions and regulations for up to three (3) Additional Residential Units in certain parts of Whitchurch-Stouffville.

What are the Proposed Changes?
The purpose and effect of the proposed amendments to the Town’s Comprehensive Zoning By-law No. 2010-001-ZO is to create zoning regulations to enable up to (3) dwelling units on fully serviced residential lots (Stouffville Settlement Area). This is required to bring the Town’s Zoning By-law into conformity with Provincial Bill 23, the More Homes Built Faster Act, 2022.

This can occur in two general combinations:

  • 2 dwellings within the principal residential building (detached house, semi-detached house, townhouse) plus 1 dwelling in an accessory building; or
  • 3 dwellings in a principal residential building (detached house, semi-detached house, townhouse) provided there are no dwellings in an accessory building.
