Scope of Application: The Town has received Official Plan Amendment and Zoning By-law Amendment applications to permit the development of a 60 Unit, Stacked Town House Development.

What are the Proposed Changes?
Proposed Official Plan Amendment
The Official Plan Amendment Application proposed to amend the Community of Stouffville Secondary Plan to implement a site-specific provision within the Urban Medium Density Designation which would permit:
• A maximum floor space index of 1.55; and
• A net residential density of 91 units per hectare

Proposed Zoning By-law Amendment
The Zoning By-law Amendment Application proposes to re-zone the lands to New Residential Four with special provision (RN4(X)) to permit:
• Minimum Lot Area1 100 m2 per dwelling unit
• Minimum Lot Frontage 80m
• Maximum Residential Density 91 units per hectare
• Maximum number of units 60
• Minimum Front Yard Setback to Main Street2 3m
• Minimum Interior Side Yard 3 m
• Minimum Rear Yard 6 m
• Minimum separation distance between blocks 10.5m
• Minimum Parking Spaces 94
• Minimum width of paved laneway/driveway 6.5 m
• Minimum bicycle parking requirement 16
• Maximum Height of Main Walls3 12 m
• Maximum Building Height4 14.85
• Minimum Landscape Area 45%
• Minimum Soft Landscaping Area5 20%

Any person may attend the Council Public Meeting in person or electronically and make written and/or verbal representation either in support of or against the proposed Official Plan and Zoning By-law Amendment Applications. Appeal Procedure:
If a person or public body would otherwise have an ability to appeal the decision of the Town of Whitchurch-Stouffville to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Whitchurch-Stouffville before the proposed Official Plan and Zoning By-laws are adopted or by-law is passed, the person or public body is not entitled to appeal the decision of the Council of the Town of Whitchurch-Stouffville to the Ontario Land Tribunal.
If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Town of Whitchurch-Stouffville before the proposed Official Plan and Zoning By-law amendment Applications are adopted or by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to add the person or public body as a party.
