Looking to build a new house or add an addition to your home in the Town of Stouffville? Learn how to apply for a building permit and review our permit requirements.

New houses and additions

You need a permit to build a new house with a maximum of three stories or add an addition onto an existing house. Your permit application may include an on-site sewage permit if your property is served by a private sewage system.

Apply for a permit

To apply for a permit, please submit the required forms, plans and documents to the Building Services counter located in our Municipal Offices at 111 Sandiford Dr. The following forms, plans and documents must be included with your application:

Plans

You need to include the following plans and documents in your application package.

Your site plan needs to include or identify:

  • A zoning summary
  • The location of the proposed buildings
  • All proposed setback dimensions to property lines
  • Overall dimensions of all buildings (width by length)
  • Proposed finished floor and basement elevations

You need to include the following architectural plans in your application:

  • Floor plans for every floor level
  • Building elevations with limiting distance calculations
  • Stair construction details, including height and depth of stair treads and headroom above stairs, where applicable
  • Guard construction details, including information about openings and climbability and the location of the grade with respect to stairways, landings and edges of the proposed platform
  • Cross sections
  • Construction details and construction notes

You need to include the following structural plans in your application:

  • Footing and foundation design
  • Floor framing information (joists, beams, lintels)
  • Roof framing information

You also need to include the following documents with your application:

  • On-site sewage system plans (for properties served by private systems), including system drawings and details and a statement of design
  • Mechanical (HVAC) plans
  • Lot grading plans
  • Shop drawings for engineered floor systems
  • Shop drawings for prefabricated roof trusses
  • Mechanical Ventilation Design Summary
  • Heat loss/heat gain/duct calculations

New house or addition permit cost

$1.73 per square foot
  • additional $0.57 per square foot of area for basement finishes.
  • Note: a minimum permit fee of $212 applies

Building new apartments and stacked townhouses or making interior alterations

You need a permit to build a new apartment or stacked townhouse building. You also need a permit to make interior alterations to an apartment or stacked townhouse building.

Apply for a permit

To apply for a permit, please submit the required forms, plans and documents to the Building Services counter located in our Municipal Offices at 111 Sandiford Dr. The following forms, plans and documents must be included with your application:

Plans

You need to include the following plans and documents in your application package.

Your site plan needs to include or identify:

  • A zoning summary
  • The location of the proposed building
  • Fire route, fire hydrants and fire department connections
  • All proposed setback dimensions to property lines
  • Overall dimensions of all buildings (width by length)

You need to include the following architectural plans in your application:

  • Ontario Building Code Matrix (for new construction only)
  • Floor plans for every floor level
  • Fire separation locations
  • Building elevations with limiting distance calculations
  • Stair and ramp construction details
  • Cross sections (for new construction only)
  • Construction details and construction notes (for new construction only)
  • Room finish and door schedules

You need to include the following structural plans in your application:

  • Footing and foundation design
  • Floor framing information (joists, beams, lintels)
  • Roof framing information
  • Columns and beam schedules
  • Sections and details

You also need to include the following documents with your application:

  • On-site sewage system plans (for properties served by private systems), including system drawings and details and a statement of design
  • Mechanical (HVAC) plans, including HVAC drawings, fire protection plans (sprinkle and standpipe), plumbing drawings and a site servicing plan
  • Approved site grading plans
  • Electrical plans, including fire protection plans and emergency plans
  • A construction fire safety plan for mid-rise wood construction projects (for new construction only)
  • Heat loss/heat gain/duct calculations
  • Mechanical equipment and design specifications
  • Subsurface investigation report (for new construction only)

New apartment or stacked townhouse

$2.06 per square foot
  • The cost for interior alterations to an apartment or stacked townhouse building is $0.57 per square foot of affected area.
  • Note: a minimum permit fee of $212 applies
