Preliminary Zoning Review

A Preliminary Zoning Review provides an examination service to determine compliance with the Town Zoning By-law. This review is not intended to be the process through which comments are resolved.

Only one submission is permitted before the file is closed. Subsequent reviews will require submission of a new Preliminary Zoning Review request.

This service is intended for but not limited to the following proposals:

  • zoning review for Committee of Adjustment applications
  • zoning review of a preliminary project that is not ready for building permit submission

Submission requirements

  1. A completed Preliminary Zoning Review Form.
  2. A set of plans that include:
    1. A survey if available
    2. A detailed site plan, fully dimensioned and including building setbacks
    3. Floor plans, fully dimensioned indicating uses of all space
    4. Applicable elevations and cross sections
  3. Payment of fees by credit card.

All requirements can be submitted as pdf by email to buildingpermits@townofws.ca. Please note the response time for the review is approximately 10 business days.   

Residential

$127 non-refundable
  • Includes single, semi, street townhouse, and accessory building/structures

All other building types

$254 non-refundable
